The Residences at Mandarin Oriental, Miami, is a pre-construction ultra-luxury development located on the serene, private southern tip of Brickell Key. Developed by Swire Properties, the project features two architecturally distinct towers designed by Kohn Pedersen Fox (KPF). The South Tower is exclusively residential, while the North Tower houses a new flagship Mandarin Oriental hotel and additional residences. The development is set for completion with occupancy expected from 2029

Each residence offers expansive floor plans, 11-foot ceilings, natural stone flooring, and floor-to-ceiling windows leading to deep private terraces with panoramic views of Biscayne Bay and the Miami skyline. Interiors are crafted by acclaimed Parisian designers Tristan Auer and Laura Gonzalez, and kitchens feature high-end Gaggenau appliances and custom Italian Molteni&C cabinetry. 

Residents gain access to over 100,000 square feet of world-class amenities within a lushly landscaped podium that connects the towers. These include multiple swimming pools (including resort, lagoon, and lap pools), a signature Spa at Mandarin Oriental, a state-of-the-art fitness center, a golf simulator, private dining rooms with chef's kitchens, and access to all hotel amenities and legendary services. The location balances the tranquility of an island sanctuary with quick access to the vibrant Brickell City Centre and downtown Miami. 

The Residences at Mandarin Oriental, Miami are designed by the renowned global architecture firm Kohn Pedersen Fox Associates (KPF). The project involves two architecturally significant towers on Brickell Key that will replace the existing hotel. 

KPF, known for its iconic skyscrapers and innovative, sustainable designs worldwide, has envisioned a design that seamlessly integrates with the local Miami context while offering unparalleled luxury living. The exterior design of the towers showcases KPF's innovative approach, featuring sleek glass facades and contemporary design elements. The South Tower, which will house 228 private residences, features undulating slabs on each floor, creating a dynamic, fluid appearance that evokes the movement of waves and harmonizes with the surrounding bayfront. 

The design is a collaborative effort, with Parisian designers Tristan Auer and Laura Gonzalez handling the interiors of the residences and hotel, respectively, and Thai firm Shma leading the landscape architecture to create a tropical, urban oasis. This global team aims to blend international design excellence with local character and environmental responsibility, establishing a new benchmark for luxury living in Miami. 

The Residences at Mandarin Oriental, Miami are being developed by Swire Properties. The project represents the final residential development on the exclusive Brickell Key island, an area which Swire Properties has been master-planning for over forty years. 

Swire Properties is a globally renowned real estate developer known for creating large-scale urban projects, including the nearby Brickell City Centre. The company is the U.S. real estate arm of Swire Properties Limited, an international conglomerate with a history spanning over 200 years. 

For The Residences at Mandarin Oriental, Miami, Swire Properties has assembled a world-class design team, which includes architects Kohn Pedersen Fox (KPF) and interior designers Tristan Auer and Laura Gonzalez, to deliver a luxury residential and hospitality destination. 

Designed by Kohn Pedersen Fox (KPF), the two towers feature sinuous, sail-like forms that echo the curved waterline of Biscayne Bay, creating a visually iconic beacon for Brickell Key that stands out from typical orthogonal Miami towers. The exterior metal spandrels use a gradient from warm brassy brown at the base to white at the top, connecting the building to both the earth and the sky. 

Landscape architects Shma embraced Miami's native ecosystem, using over 100 native plant species to create a lush, tropical sanctuary. A nearly 100,000-square-foot amenity podium is designed as a series of interwoven "outdoor rooms," allowing residents to feel immersed in a tranquil environment that blends luxury with nature.

Residences are designed with floor-to-ceiling windows and expansive, deep private terraces, some with private pools, to maximize panoramic views and create a continuous flow between interior and exterior spaces. Structural columns are strategically placed on the exterior balconies to ensure unobstructed interiors.

Interior designers Tristan Auer (South Tower) and Laura Gonzalez (North Tower) apply a "made-to-measure" approach, using natural materials to create spaces that are warm, modern, and light-filled. The design emphasizes quiet luxury, attention to detail, and a bespoke "art de vivre" (art of living) that provides a serene, sophisticated home sanctuary.
